Chimney Water Leaks: Causes, Signs & Fixes

If you’re seeing damp patches around a fireplace or staining on ceilings near the stack, it usually means water is getting into the chimney. Below are the most common causes we find across Berkshire and nearby areas, plus a simple check you can do from ground level.

The usual culprits

Flaunching (crown) failure

The flaunching is the cement “cap” that secures chimney pots and sheds rainwater. When it cracks or loses its slope, water pools and tracks down the flue, often showing up as damp around the chimney breast or in the loft.

Flashing issues

Lead flashing (and tiled soakers) seal the joint between roof and stack. Age, wind lift or poor detailing can open gaps, letting rain in along the roofline.

Missing or unsuitable cowls

A proper chimney cowl limits rain entry and keeps out birds and debris. An open pot—or the wrong type of terminal—can admit a surprising amount of water, especially on exposed stacks.

Damaged bricks and mortar

Freeze–thaw weathering and tired joints let water soak through. Look for spalled bricks, crumbly pointing, and salt or algae staining.


A quick ground-level check

Stand back and look at the stack:

  • Does the brickwork and pointing look sound?
  • Has the flashing lifted or split away from the brickwork?
  • Is there a suitable cowl on each live pot?

If the brick and mortar look OK, the flashing hasn’t lifted, and you already have a cowl, the most likely culprit is cracked or failing flaunching at the very top.


A real example from our rounds

A customer was convinced the cowl was leaking. From ground level the stack and flashing looked fine, and a proper terminal was fitted. Once we accessed the top, we found the flaunching had split, allowing water to pool and run straight into the chimney. We removed the failed crown, re-bedded the pots and rebuilt the flaunching with correct falls. The leak stopped at the next rainfall.
